In order for us to help you when you are in Ecuador...
1.) It is absolutely necessary that you have an Ecuador cell phone
while
we are working
with you here in Ecuador.
2.) We need you to make an appointment with us so that we can be sure the property
you are looking at is available and set up a time with the owners of the property. The system in Ecuador is not like it is in the U.S. Canada and other countries.
For Real Estate Purchases:
We charge $15.00 an hour to take you around to see properties for sale.
The first day ( 8 hours x $15.00 = $120.00) of looking is refundable if you buy a property from us at the time you look at it (within a week or so). If you do not buy at that time there is no refund available. We apologize for this but it is necessary to do this to be sure we are not running around giving free Ecuador tours and so you know we are willing to give you the first 8 hours back if you buy from us.
We charge a 3% buyers commission fee when selling you a property as a buyer commission plus, there is about $200 to $400.00 closing cost, notary fees, registration of the property fee and a 1% tax at closing. After that the tax is very low, in many cases under $100.00 per year.
There is also a 3% commission paid to the listing agent/s paid by the seller. (sometimes this commission is split among as many as four agents). This is a normal fee for almost every property sale in Ecuador whether you are told about it or not.
Note: Notary fees in Ecuador are higher than in the US and other countries because in Ecuador, a notary is the highest lawyer there is. The notary will charge according to the price of the property.
For Rentals:
We charge $15.00 an hour to take you around to see properties for rent and there are no refunds available even if you rent like there is in the buying section above. This money is used for phones and drivers to show you the rentals.
Since the rental market in Cuenca is very difficult, (there being a greater demand than supply) the rentals go very quickly and we normally can not list them all on the site because they change so fast. So emailing us with your wants and needs may be productive for you.
Our rentals are six month or longer and you will need to sign an contract and pay:
* First month rent
* One month deposit for property damage
* One month deposit in case you do not finish your contract.
We can sometimes do short term rentals (less than six months) but not very often.
In the case of short term rental ( from 1 to 5 months) contract you will pay:
* First month rent
* One month deposit for property damage
* One month deposit in case you do not finish your contract.

Ecuadorians are known to be extremely charming, warm and welcoming. It is not uncommon for them to open their homes to you, invite you into their families or go out of their way to do you a favor. All this is done with utmost goodwill and sincerity and is a common part of the social culture.
